Airbnb Bans Mandatory Cleaning Chores for Guests Under New Rules

Starting November 20, 2026, Airbnb hosts will face restrictions on checkout chores, including stripping beds, washing dishes and doing laundry. Guests will still be expected to leave rentals reasonably clean.

Airbnb is changing its rules to prevent vacation rental hosts from requiring guests to complete extensive cleaning chores before checking out. The new policy, announced October 20, 2026, will apply to reservations booked on or after November 20 and is intended to make expectations clearer for travelers and property owners.

Under the updated guidelines, hosts generally cannot require guests to strip beds, wash and put away dishes, start laundry or take garbage off the property. These activities are considered routine cleaning responsibilities that should normally be handled by hosts or professional cleaners.

Guests will still be expected to treat rental properties responsibly and avoid leaving excessive messes. Airbnb is also introducing seven standardized house rule categories and restrictions on unexpected requirements that hosts might impose during a stay.

The changes follow complaints from travelers who have faced lengthy checkout instructions despite paying cleaning fees. Some hosts, however, have expressed concerns that the new restrictions will increase their workloads and operating expenses.

What Airbnb Guests Will No Longer Have to Do

Airbnb’s updated policy distinguishes between ordinary guest responsibilities and cleaning work requiring significant effort or time.

For example, a host may ask travelers to place dirty dishes in the kitchen sink. However, requiring guests to wash those dishes and return them to cupboards generally will not be permitted.

The same distinction applies to laundry. Hosts may request that guests gather their used towels in one location, but they cannot ordinarily require visitors to remove bedsheets or start a washing machine before leaving.

Garbage disposal rules are also changing. Guests can be asked to separate trash and recycling into designated indoor containers, but requiring them to transport garbage to an off-site disposal location will generally be prohibited.

Airbnb also restricts requests that prevent guests from using advertised amenities. A host cannot ordinarily advertise air conditioning and then instruct travelers not to use it during their stay.

Asking guests to switch off air conditioning when departing, however, remains acceptable.

The policy allows exceptions when specific circumstances justify additional requirements. Airbnb says factors such as local water restrictions or the need for wildlife-safe garbage storage may warrant special arrangements.

These exceptions will be considered according to the property, location and circumstances involved. They do not give hosts unrestricted permission to impose cleaning chores.

Seven Standard House Rules Introduced

Airbnb has also reorganized how hosts establish and communicate expectations for their properties.

Hosts can now select from seven standardized categories covering overnight guest limits, quiet hours, events, pets, smoking, commercial photography and locking up at checkout.

The company added options for setting a maximum number of overnight guests and requiring visitors to secure the property when leaving.

Other reasonable instructions can still be included under a separate section called Requests. These may address matters specific to a particular property, provided they comply with Airbnb’s guidelines.

The changes are designed to make rental conditions easier to understand before a reservation is completed.

Previously, guests sometimes encountered additional instructions in messages, printed notices or checkout reminders. Under the new policy, hosts must disclose their rules and requests in the designated listing section before booking.

They cannot introduce additional requirements after a reservation through messages, signs inside the property or in-person instructions.

Airbnb is displaying house rules more prominently on listing pages and within guests’ Trips sections. Reservation reminders will also make the information easier to find.

The company says these changes should reduce disagreements by allowing travelers to understand their responsibilities before committing to a property.

Cleaning Fees Are Still Allowed

The new policy does not prohibit hosts from charging cleaning fees.

Property owners may continue adding a cleaning charge to cover routine work between reservations. Such work includes washing bedding, vacuuming, cleaning bathrooms and preparing the accommodation for incoming guests.

However, hosts cannot impose additional penalties simply because a guest failed to complete a particular cleaning or checkout task.

That distinction is important because cleaning fees and penalties for excessive messes serve different purposes.

Airbnb expects visitors to leave accommodations in a condition that does not require unusually extensive cleaning. Guests who cause damage, leave serious stains or create conditions requiring additional work may still be responsible for related costs.

For example, a traveler who leaves a carpet badly stained or damages furniture could face a reimbursement request. By contrast, leaving ordinary used bedsheets for the host to wash is part of normal turnover cleaning.

Airbnb’s AirCover for Hosts program provides damage protection in eligible circumstances. The company says hosts should use its established procedures to address qualifying damage or unexpected cleaning expenses.

The rules therefore do not eliminate accountability for guests. Instead, they clarify that routine housekeeping should not be transferred to travelers as a mandatory checkout obligation.

Some Hosts Express Frustration

Not all property owners have welcomed the changes.

Wired reported that some Airbnb hosts criticized the restrictions in online discussions, arguing that they could increase expenses or require changes to existing rental operations.

Certain hosts said they previously relied on simple guest cleaning instructions to reduce turnover costs. Others suggested they might introduce or increase cleaning fees to compensate for additional work.

Some property owners also questioned whether the restrictions would work equally well for different types of rentals, particularly larger homes accommodating groups.

A host managing a small apartment may have different cleaning arrangements from someone renting a large property in a rural area. Airbnb says it will consider relevant circumstances when reviewing whether particular requests are reasonable.

The company has not announced a universal limit on cleaning fees or required hosts to absorb every possible cleaning expense.

Property owners can still determine their prices within Airbnb’s policies, while guests can compare the overall cost before booking.

Pricing Transparency Remains Important

The policy arrives during a broader effort to improve transparency in vacation rental pricing.

Cleaning charges have long been a source of frustration for some travelers, especially when a relatively inexpensive nightly rate becomes substantially higher after additional fees are included.

In the United States, the Federal Trade Commission’s rule addressing unfair or deceptive fees took effect on May 12, 2025.

The regulation requires businesses offering short-term lodging to display the total price upfront, including mandatory cleaning fees and other unavoidable charges. Certain government taxes and optional services can be disclosed separately under specified conditions.

The FTC rule does not ban cleaning fees or determine how much hosts may charge. Its purpose is to prevent businesses from advertising prices that omit mandatory expenses.

Airbnb’s separate house rules update focuses on what guests may be asked to do rather than the amount charged for accommodation.

Together, these requirements could help travelers make better comparisons between properties with different fees and checkout expectations.

How Airbnb Plans to Enforce the Rules

Airbnb says its listing editor will identify requests that appear inconsistent with the new policy.

Hosts may receive notifications asking them to revise problematic instructions. They will also have an opportunity to appeal if they believe particular requirements are justified.

If violations continue, Airbnb may display warnings on affected listings or reduce their visibility in search results. More serious or repeated violations could lead to further action under the platform’s terms.

Guests remain obligated to follow applicable house rules and are encouraged to cooperate with reasonable requests.

Airbnb also continues to restrict separate contracts and demands for additional personal information, except in certain circumstances involving legal requirements, longer stays or optional amenities.

These protections are intended to reduce unexpected obligations after a traveler has already committed to a reservation.

What Travelers Should Know Before November 20

The updated policy applies to reservations booked on or after November 20, 2026. Bookings made before that date are not automatically covered by the new requirements, even when the actual stay occurs later.

Travelers should review the house rules and requests shown on the listing page before making a reservation. Any concerns about checkout responsibilities can be raised with the host or Airbnb.

Property owners, meanwhile, have an opportunity to revise their listing instructions before the policy becomes applicable to new bookings.

The central change is straightforward: guests must respect the properties they rent, but hosts generally cannot require them to perform the housekeeping normally needed between reservations.

Airbnb’s November 20 implementation will test whether clearer responsibilities can reduce disagreements while allowing hosts to manage cleaning costs through their advertised prices.
