Blackstone Inc. is selling up to $1.3 billion worth of shares in Knowledge Realty Trust, a real estate investment trust based in India. The sale took place over two days, with institutional investors able to participate on August 31 and retail investors on September 1. This transaction marked the largest share sale by a private shareholder in India using this method.
Knowledge Realty Trust owns 29 properties across six Indian cities and has gained about 10% since its August 2025 listing, according to insidermonkey.com. The company’s performance since the listing has drawn strong interest from investors, which allowed Blackstone to increase the size of its sale, according to a report from Yahoo Finance. Sattva Group is expected to become the largest shareholder with a 32% stake if the oversubscription option is fully exercised.
Blackstone retained a 5% stake in the trust after the sale, giving it continued economic exposure to its future performance. The firm also keeps a substantial role in the trust’s direction, alongside Sattva Group which holds about 32%. The transaction allowed Blackstone to recycle capital after realizing gains on its investment in the trust.
By exiting part of its position, Blackstone can now invest in new opportunities rather than keep capital concentrated in one market and asset class. The sale was completed at a discount of 7% to the previous trading price and 13% below net asset value. This pricing helped Blackstone complete a large transaction but also reduced the total value it received from the deal.
Some analysts see this as a strategic move to monetize mature investments and reallocate capital into newer ventures. However, the partial exit also means Blackstone will have less influence over future decisions involving the trust’s 29 properties. The limited public explanation for the timing of the sale has raised questions about Blackstone’s strategy.
Blackstone Inc. (NYSE:BX) still retains exposure to Knowledge Realty Trust and continues to benefit from its growth. The company’s investment portfolio has seen changes recently, with its total assets falling to $97 billion from $81 billion. This exit reflects Blackstone’s approach to balancing liquidity and continued exposure in emerging markets like India.
