Average UK Five-Year Mortgage Rate Reaches 6% for First Time in Three Years

The average five-year fixed mortgage rate has climbed to its highest level since September 2023 as lenders respond to higher wholesale funding costs.

The average five-year fixed mortgage rate has now reached 6%, marking its highest point in over three years, according to recent analysis. This shift comes after a series of increases from major lenders with several banks raising their fixed rates multiple times during the month of September. Barclays made four rate adjustments in September alone while HSBC and Lloyds Bank and Nationwide and NatWest and Santander and TSB each increased their rates three times.

The rise in mortgage costs has significantly affected how much borrowers pay monthly especially for larger loans according to Yahoo Finance. For example a £250,000 repayment mortgage at 6% costs about £158 more per month than the same mortgage at 4.94%.

The increase in mortgage rates is connected to broader economic trends and higher UK government borrowing costs. Mortgage pricing often follows movements in swap rates and gilt yields which makes it difficult for buyers to predict when rates might drop again.

Buyers are now facing a tough choice between accepting today’s high borrowing costs or waiting for possible relief in the future. While lower rates could reduce monthly payments more competition in the housing market may also make it harder to find a home.

The number of sub-5% fixed mortgage deals has dropped dramatically since the start of September according to a report from financialreporter.co.uk. There were 1,691 such deals available at the beginning of the month but that number has now fallen to just 107. This represents a loss of more than 1,500 mortgage options when Northern Ireland-only products are included while only nine sub-5% fixed deals remain when those products are excluded.

Variable rate mortgages have seen a more modest decline in availability though they remain a potential alternative for some borrowers.

Finance experts say that lenders are adjusting their pricing due to increased funding costs and market volatility. The rise in mortgage rates has made it harder for buyers to find affordable options especially those looking for fixed-rate loans.

Borrowers who are nearing the end of their current fixed deals should consider comparing new offers carefully before making a decision. Even those who take out a mortgage now may have opportunities to remortgage later if rates fall significantly. However refinancing also comes with its own costs and is not guaranteed to save money.

For those who can comfortably afford the current payments the market may offer some negotiating room in other areas of the loan. Homebuyers are advised to consider their financial situation including their deposit and fees as well as their income and how long they plan to stay in the home.

The current environment shows that mortgage rates have returned to levels not seen since late 2023.

This change has left many borrowers disappointed especially those who had hoped for a stabilization in the market. As lenders continue to adjust their pricing strategies buyers must weigh short-term affordability against long-term financial planning.
